Renewing your licence
BCFSA requires persons who are licensed under the Mortgage Services Act (MSA) to qualify for licensing renewal every two years. To renew or reinstate a licence, applicants must meet BCFSA’s continuing education and licensing requirements.
Before you renew
Before applying to renew your licence, ensure you have completed all continuing education requirements applicable to your licence. Be sure to register for your continuing education early to ensure you have sufficient time to complete all requirements before submitting your licence renewal application.

Before renewing, ensure that your contact information and any other information maintained in IRIS is current and accurate.
How to renew your licence
We will send you an email 60 days before your licence expires notifying you that your renewal application is due. A renewal service request will be available to you in the IRIS portal.
Steps to renew in IRIS
Before beginning your renewal, make sure you have:
- A criminal record check, if required. For information on criminal record checks and how to obtain them, visit Criminal record check for mortgage brokers.
- A colour copy of a government-issued photo ID;
- A copy of your work permit or permanent resident card, if applicable;
- A VISA or MasterCard for payment; and
- Completed all education requirements for renewal.
Once you have all the materials required for renewal, log in to IRIS and find your service request number (SRXXXXXX) under the Personal Dashboard to begin the renewal application.
Complete all required fields in the renewal application and submit the application by following the instructions in IRIS.
Review and approval
BCFSA’s licensing team will review your application. If you are a mortgage broker, once you submit your application, the principal broker must attest to the application before it is sent to BCFSA’s licensing team for approval. If your application is complete and satisfactory, you will receive an approval email, and your licence information will be updated in our Find a Professional Database.
Our licensing team will contact you if BCFSA requires more information or if you need to correct any deficiencies on your licence renewal application.
