Receiver Appointed for Jovi Realty and Lighthouse Realty
BC Financial Services Authority (BCFSA) is advising consumers who may have been real estate services clients of Jovi Realty or Lighthouse Realty Ltd. that a receiver has been appointed by the BC Supreme Court to take control of the brokerages’ trust accounts.
On April 2, 2026, the BC Supreme Court appointed D. Manning & Associates Inc. to take control of the brokerages’ frozen trust accounts. The receiver is an independent third party appointed and supervised by the court to review, reconcile, and distribute trust funds in accordance with legal and statutory requirements.
This process is complex and may take time. The receiver will contact affected parties directly regarding next steps. BCFSA will work closely with the receiver throughout the process and will provide updates to those impacted, as appropriate.

BCFSA previously issued freeze orders on these brokerages’ trust accounts due to serious concerns identified during its investigation into the handling of trust funds. These accounts may include funds held on behalf of consumers, such as rental income, security deposits, other client monies or licensee commissions. BCFSA’s actions relate to an ongoing investigation into Balpreet Singh Bal, whose activities are alleged to involve the mishandling of trust funds across multiple brokerages, including Jovi Realty and Lighthouse Realty Ltd.
BCFSA’s role is to protect consumer funds and support confidence in B.C.’s real estate marketplace, and we remain committed to keeping affected clients informed. Since issuing the freeze orders, BCFSA has been processing claims through the Special Compensation Fund to support affected consumers and landlord clients whose funds may have been impacted by the freeze order.
What consumers should do now
- Continue working with your property manager or brokerage contact for daytoday property management or transactionrelated matters.
- Direct operational or tenancy questions (for example, rent collection, property maintenance, or tenant issues) to your property manager or brokerage.
- Monitor communications from the receiver, who will provide instructions if you need to submit information or a claim related to funds held in trust.
- Consumers may be eligible for support through the Special Compensation Fund, which provides financial protection to consumers who suffer losses due to licensee misconduct.
