About the Applied Practice Course
BCFSA’s Managing Broker Applied Practice Course equips learners with essential practical skills and a deep understanding of key regulatory requirements, empowering them to succeed as managing brokers.
Developed in collaboration with managing brokers, the Real Estate Division of the Sauder School of Business, and industry, this online course is delivered by instructors who are experienced managing brokers.
This course includes a blended format consisting of e-learning, virtual classroom time as well as cohort and individual field assignments that learners complete while working in their brokerages. The four components of the course include the following:
Component One
In this two-week online module, learners gain practical knowledge to navigate the daily responsibilities of a managing broker—from launching a brokerage and developing business plans to creating policy manuals and managing staff, all while meeting regulatory requirements. Through a story-driven approach, participants follow a new managing broker at Hartley’s Real Estate Services as they embark on a year filled with real-world challenges and opportunities.
Component Two
Learners will participate in a virtual Orientation Day, where they’ll meet their cohort groups and review expectations to prepare for the upcoming six-month practical field assignments.
Component Three
The third and central component of the course features field assignments that build on the Broker’s Business Planning and Financial Management Licensing course. These assignments, centered on Business Management, Financial Management and Business Culture, help learners build practical skills, increase confidence, and create customized tools to support their brokerage’s success.
Component Four
The final component—Graduation Day—is held in person at BCFSA’s offices. It’s a chance for learners to connect with their cohort and BCFSA staff, present a capstone project, and celebrate their achievements as they complete the course.

Information for Managing Brokers
Current managing brokers are encouraged to mentor licensees who aspire to become managing brokers themselves. As a managing broker, you are legally responsible for supervising the conduct of licensees affiliated with your brokerage, as outlined in Section 6(2) of the Real Estate Services Act (RESA) and Section 28 of the Real Estate Services Rules.
To support new licensees in gaining the skills and competencies required to become managing brokers in compliance with the Real Estate Services Act (RESA), the Regulation, and the Rules, brokerages provide guidance and support as learners complete practical field assignments required for successful completion of the course. These assignments are designed to help licensees build the knowledge and capabilities necessary for competent, ethical, and legally compliant real estate practice.
While RESA mandates supervision, it does not prescribe a specific method for how managing brokers should supervise new licensees. The approach to supervision is left to the discretion of each managing broker and may vary depending on the brokerage’s structure, the experience of the licensee, and the nature of the transactions involved.

Learning Outcomes
Upon completing this course, learners will be equipped with the essential skills to manage a real estate brokerage specializing in trading services, rental property management, and strata management. They will gain a clear understanding of how to develop a business plan, create comprehensive procedure and policy manuals, and maintain a risk register. Additionally, the course will provide guidance on fostering a positive, inclusive, and sustainable business culture, with an emphasis on ethical decision-making and professionalism.
