IRIS - New Portal for Submitting REDMA Filings and Strata Plan Schedules

Effective June 26, 2025, BCFSA will require developers to use its online IRIS portal to submit REDMA filings and strata plan schedules.
Currently, developers are submitting their Real Estate Development Marketing Act filings (such as disclosure statements and disclosure statement amendments) and Strata Property Act schedules (such as Forms “V” and “W”) by email.
IRIS modernizes the way developers interact with BCFSA by providing a comprehensive and integrated online portal for regulatory submissions.
What is IRIS?
IRIS stands for Integrated Regulatory Information System. It is the online portal BCFSA uses to enable regulated entities to provide regulatory information and submission to BCFSA.
IRIS is already being successfully used by:
- Mortgage brokers to submit their registrations;
- Financial institutions for their regulatory filings; and
- Real estate licensees for their license renewals and applications.
Benefits of IRIS
There are many benefits to submitting through IRIS instead of by email. These include:
- The ability to check the status of your submitted documents;
- A more reliable way of submitting documents. No more accidentally unsent emails or bounced emails due to oversized attachments;
- Clear guidance and support when you submit through the portal; and
- The ability to see your fee payment history.
IRIS Portal Launched June 25, 2025
The IRIS portal for developers was launched on June 25, 2025. As of June 26, 2025, developers are required to submit their REDMA filings and SPA strata plan schedules through BCFSA’s IRIS portal.
After June 26, 2025 submissions made by email to realestatedevelopment@bcfsa.ca will no longer be processed. You must make your submission through IRIS.
If you made your submission to realestatedevelopment@bcfsa.ca prior to June 26, 2025 it will be processed by BCFSA staff. The submitter will receive future correspondence and notifications related to that submission by email and/or through IRIS. If the submitter receives an email notification about a submission in IRIS, they will be required to log in to IRIS (or create an account in IRIS) using the email address that received the notification to view that submission in IRIS.
