Real Estate Developer Fees

BCFSA charges fees for the following services:

Fee payment and electronic filing instructions

BCFSA requires electronic submissions via email to [email protected] for:

  • Filing new consumer disclosure statements, or amendments to existing consumer disclosure statements, as required under the Real Estate Development Marketing Act.
  • Submitting strata plan schedules (e.g. Form “V” Schedule of Unit Entitlement, Form “W” Schedule of Voting Rights) for any approval required under the Strata Property Act.

Fee payments may only be made by electronic funds transfers, wire transfers, or direct deposits. To obtain further information on how to send an electronic submission, including payment information, please contact us by email at [email protected].

Requesting Disclosure Statements

You can request and obtain a copy of a disclosure statement or amended disclosure statement by contacting the Records Department at [email protected]. A member of the department will reach out within 2 business days to provide instructions on next steps, which will depend on what type of disclosure statement you are requesting. You will be provided a request number and instructions on paying the $38.00 retrieval fee.

Please be aware that fees are non-refundable and are not subject to GST. Fees can only be applied to the original request and cannot be applied to another request.

Upon request, we will provide you with a receipt for any costs paid.

File Copy Requests (“FCRs”) — Real Estate Development Marketing Act (“REDMA”)

If your request is for a disclosure statement or disclosure statement amendment under REDMA, you will be provided with a reference number (FCR number). After the $38.00 retrieval fee has been paid, the Records Department will retrieve the file and scan it. They will provide you with the page count and a cost estimate at $1.00 scanning fee per page, along with instructions for providing payment. Once the scanning fee has been paid, we will release the documents to you.

If there is nothing on file, we will respond to you advising this.

Rental Disclosure Requests (“RDRs”) — Strata Property Act (“SPA”)

If your request is for a copy of a rental disclosure statement or amended rental disclosure statement (Form J) under the SPA, you will be provided with a reference number (RDR number). After the $38.00 retrieval fee has been paid, the Records Department will retrieve the file and scan it, and then release it to you.

If there is nothing on file, we will confirm this with you.

Schedule of fees

All filings and applications made to BCFSA must be filed with the required fee.

To obtain copies of filings, submit your request to [email protected] to receive a reference number.

All fees are non-refundable. If an applicant withdraws a filing or an application, or the filing or application is found to be deficient, fees will not be refunded.
