About the Applied Practice Course
BCFSA’s Strata Management Applied Practice Course equips learners with essential practical skills and a deep understanding of key regulatory requirements, empowering them to succeed as strata managers.
Developed in collaboration with strata managers, the Real Estate Division of the Sauder School of Business, and industry, this online course is delivered by instructors who are experienced strata managers.
This course includes a blended format consisting of e-learning, virtual classroom time as well as individual field assignments that learners complete while working in their brokerages with guidance of the managing broker. The four components of the course include the following:
Component One
This two-week online module provides learners with practical, hands-on insight into the everyday responsibilities of a strata manager. From on boarding with a new brokerage and learning the foundations of the profession, to managing their own properties and tackling daily challenges, learners gain a realistic view of the role. Using a story-driven approach, participants follow a new strata manager at Excel Strata Management Services through a year filled with real-world situations, challenges, and opportunities.
Component Two
This two‑day component is delivered in a virtual classroom and facilitated by two experienced instructors. Learners will apply and deepen the knowledge gained in Component One.
Component Three
In this component, learners complete ten practical field assignments over a 4.5‑month period. Each assignment includes clearly defined learning outcomes, step‑by‑step instructions, supporting resources, and reflective questions.
Learners must hold a temporary licence, as completion of this component requires participation in activities that involve strata management services. The component is delivered in a brokerage setting and supported by online learning resources.
There is no instructor for this component. Learners complete the assignments while working in a brokerage under the supervision of their managing broker.
Component Four
The final component of the module gives learners an opportunity to engage in the details of Annual General Meetings (AGMs), including the creation of the agenda. Learners will gain a clear understanding of how AGMs are planned and conducted, the key responsibilities of a strata manager throughout the process, and common issues that can arise.

Information for Strata Management
The practical field assignments required in the Applied Practice Courses must be completed during the temporary licence period. As a managing broker, you are responsible for the supervision and conduct of related licensees as required under Section 6(2) of the Real Estate Services Act (RESA) and Section 28 of the Real Estate Services Rules. However, how a managing broker chooses to supervise a new licensee is not defined by RESA and is left to the discretion of each individual managing broker.
The practical field assignments are designed to assist new licensees in developing the appropriate competencies to complete a strata management transaction in accordance with RESA, the Regulation and Real Estate Services Rules.
Learning Outcomes
Upon completing this course, learners will be equipped with the essential skills required for the day‑to‑day responsibilities of a strata manager. Participants will gain a practical understanding of the different types of strata corporations, how to effectively run meetings, manage conflict, and perform key operational duties. This understanding will be grounded in SPA, RESA and the Rules and Regulation.
