Real Estate Developer Fees

BCFSA charges fees for the following services:
- Filing disclosure statements
- Retrieving disclosure statements
- Approving Schedules of Unit Entitlement
- Approving Schedules of Voting Rights
Fee payment and electronic filing instructions
BCFSA requires submissions to be made through the IRIS portal for:
- Filing new consumer disclosure statements, or amendments to existing consumer disclosure statements, as required under the Real Estate Development Marketing Act.
- Submitting strata plan schedules (e.g., Form “V” Schedule of Unit Entitlement, Form “W” Schedule of Voting Rights) for any approval required under the Strata Property Act.
Fee payments up to $20,000 can be made by credit card through the IRIS portal or can be made ‘out of portal’ by electronic funds transfer, wire transfer, or direct deposit. Payments in excess of $20,000 must be made ‘out of portal’. To obtain further information, please contact us by email at realestatedevelopment@bcfsa.ca.
Requesting Disclosure Statements
You can request and obtain copies of disclosure statements or amended disclosure statements by completing the Disclosure Statement Request form and sending it to the Records Team at records@bcfsa.ca. We will respond to your request within 1-2 business days. A reference number and payment options for the $38.00 retrieval fee will be provided.
File Copy Requests (“FCRs”) — Real Estate Development Marketing Act (“REDMA”)
If the request is for a disclosure statement or disclosure statement amendment under REDMA, a reference number (FCR) will be provided. After the $38.00 retrieval fee has been paid, the Records Team will retrieve the file and determine the number of pages. They will provide the page count and a cost estimate at a $1.00 scanning fee per page, along with payment options. Once the scanning fee has been paid, the requested document(s) in PDF format will be sent to you by email.
Please note that this retrieval fee also applies to enquiries about filings, such as whether a disclosure statement or amendment was filed, how many disclosure statements or amendments were filed, and when were the disclosure statements or amendments were filed.
If there is nothing on file, we will respond to you advising this.
All fees are non-refundable, non-transferable, and are not subject to GST. A receipt confirming payment can be provided to you upon request.
Rental Disclosure Requests (“RDRs”) — Strata Property Act (“SPA”)
If you are requesting a rental disclosure statement or rental disclosure statement amendment, it will be processed as a freedom of information (“FOI”) request under the Freedom of Information and Protection of Privacy Act. There is a $10.00 application fee that will apply. To submit a request, please refer to our website’s FOI section.

All fees are non-refundable. If an applicant withdraws a filing or an application, or the filing or application is found to be deficient, fees will not be refunded.
